The south of the city is well-known for its IT dominance and well planned residential layouts such as Jayanagar, Banashankari and J P Nagar. When the IT boom happened and a majority of the IT companies were based out of Electronic City on Hosur Road, there was a spurt in residential development and areas such as BTM Layout which consisted of mainly vacant plots became bustling centres of activity.
Land owners in such layouts who hitherto thought their plots were well out of the city’s jurisdiction started frenzied construction activity to cater to the growing demand for residential spaces. Soon BTM Layout was a favoured destination for residential spaces for the IT crowd and competed in space with hotels and other commercial developments. Gradually, the development moved further up Bannerghatta Road towards Bilekahalli and the areas behind the Indian Institute of Management saw the mushrooming of high-rise apartments.
While development along Bannerghatta Road spread, another area connected to this locality was also booming. The growth story surrounding Puttenahalli is another example of the metamorphosis along this belt. The road connecting Bannerghatta to Kanakapura also became a hub of realty development.
Currently, Kanakapura Road is witnessing realty growth and this has spread to Mysore Road along the connecting road through Vasanthapura and Uttarahalli. Connectivity pushes development.
The growth story in the south has been boosted by road connectivity. The ring road that connects from Bannerghatta Road and continues up to Mysore Road was the first such connectivity project. Soon, this wide road became congested due to the widespread development on either side and construction of an underpass at Kadrenahalli cross became a necessity.
With the Metro Rail too touching this segment up to Puttenahalli and also running across Kanakapura Road, this sector remains well-connected.
The NICE corridor connecting Mysore Road-Kanakapura Road-Bannerghatta Road has also given connectivity a boost. Emerging catchments.
The emerging residential catchments along Bannerghatta Road are areas on either side up to Anekal. Many residential options such as gated community projects have come up here. Along the Kanakapura Road, development activity has moved much beyond the NICE road junction. There are plots in gated properties as well as apartments here. Towards Mysore Road, the areas in focus are in Uttarahalli, Banashankari 6th Stage and Rajarajeshwarinagar. The self-contained localities that these have become have made them popular with the IT workforce. There are also many manufacturing industries located in Bidadi and the residential catchments located in this radius works well for the employees working there.
